§ 62-2845. Model homes.

  • (a)

    Up to two single-family building permits may be applied for by providing metes and bounds surveys as part of the building permit application for model homes. The surveys must indicate that the parcel has adequate road frontage on an existing constructed and maintained roadway.

    (b)

    A temporary certificate of occupancy may be issued for model homes for the sole purpose of public inspection and marketing. No other commercial or residential activities are permitted under such a certificate of occupancy. Prior to issuance of a temporary certificate of occupancy for a model home within a subdivision, the road abutting the model home lot must be constructed to finish grade as designed and approved. All street inlets must be connected to the retention/detention ponds to provide a functioning stormwater system. Availability for water for firefighting must be approved by the fire marshal or his designee. These improvements will be inspected and approved by the appropriate county department prior to the issuance of a temporary certificate of occupancy. In subdivisions with a sanitary sewerage system, model homes must be connected to the sewerage system or approval must be obtained from utilities and consumer health to install a temporary individual onsite treatment and disposal system. When sewer becomes available, connection must be made and the temporary system must be properly abandoned.
