§ 62-2848. Approval of development phases.

  • The applicant shall have the option of delineating proposed development phases within a final engineering plan and preliminary plat of any proposed subdivision. The development phases shall be of such a size and design that they may exist independently as a subdivision in complete conformity with the requirements and shall be specified on the approved preliminary plat. In such an event, the applicant shall have the option of requesting either final plat approval or the issuance of a certificate of completion of one or more of such development phases in conformity with all the procedures and requirements of this code.

    Failure to record the first final plat in a phased subdivision prior to the expiration of the construction permit shall result in automatic revocation of such construction permit. Subsequent final plat submittals within a phased development shall be recorded within one-year of the application submittal date. The expiration date of the construction permit shall coincide with the expiration date of the most recently submitted development phase. Extensions shall comply with the stipulations of section 62-2809(c).
