§ 62-2887. Design of lots.

  • (a)

    General: Lot arrangement and design shall be such that all lots will provide satisfactory and desirable building sites, appropriate for the location of the subdivision and for the type of development and use contemplated.

    (b)

    Frontage: All lots shall front on a public or private street dedicated and/or accepted by the board. Lots having double street frontage shall be avoided where the streets are essentially parallel, unless it is necessary to provide separation of residential development from railroads or arterial roads and streets. In such cases, provision shall be made either for marginal access streets or for lots to back up to the arterial right-of-way shall be in conformance with the set-back lines of both streets, but shall not have access to the arterial right-of-way.

    (c)

    Lot access: Except for a minor subdivision, all lot access is to be internal within the final plat boundary.

    (d)

    Corridor lot: A maximum of two corridor lots may be allowed within a minor subdivision processed according to the subdivision platting regulations. Each corridor lot shall have a minimum lot area of one acre, excluding the access corridor. Each access corridor shall be a minimum of 25 feet in width, being a portion of the main body of the lot. No more than two access corridors may be located side by side, a minimum of 90 feet apart on collector and arterial roads, and 40 feet apart on local streets, regardless of ownership; providing that property located between the access corridors meets the minimum lot width, depth and size requirements of the county zoning requirements.
